Low Income Housing In Detroit, Michigan

Detroit Low Income HousingFederal funds provided by the U.S. Department of Housing and Urban Development (HUD) Neighborhood Stabilization Program (NSP) are particularly crucial in major metro cities like Detroit who has the highest foreclosure rate among the top 100 major metro markets. Sixty-five percent of Detroit's 67,000 foreclosed properties remain vacant.  Job losses and declining home values have played a significant role in this development and has created a critical need for Detroit to implement programs that will provide affordable housing for low-income families. 

Under the direction of the Planning and Development Department, Detroit's plan is similar to most large cities in targeting specific neighborhoods where housing redevelopment will have the greatest impact and value for residents needing affordable housing.  Residents who will benefit from the city's housing plan can qualify as individuals or families whose income does not exceed 50% of Detroit's area median income (AMI) or those whose income does not exceed 120% of AMI, with programs designed to meet the needs of each category.

Low income housing programs include the HOME Program offering affordable rent assistance for 5-15 years, the Lease-Purchase Program that gives residents an opportunity to buy a property following a 36-month rental period, and mortgage assistance in the form of interest rates ranging from 0%-3% based on demonstrated need.  Each applicant's eligibility is evaluated on a case-by-case basis.  For more information on Detroit's affordable housing and low income housing programs, go to www.detroitmi.gov

Detroit's Habitat For Humanity Hand-Up Vs. Hand-Out program is another excellent way for low-income families to own their own home if they meet income guidelines and are willing to donate 250-400 hours of their own time working on the construction of their home in return for a no-interest (0%) mortgage.  Qualifications and requirements for this program are available at www.habitatdetroit.org.
