Jackson, MS Low Income HousingThe city of Jackson makes home buying more affordable through the Mississippi Home Corporation, the state's hub agency for housing. First-time homebuyers with low to moderate income (not exceeding 80% of HUD guidelines for area median income) can be eligible to receive 3% of their loan amount as downpayment assistance with a sales price limit of $198,000. They must also complete an 8-hour homebuyer education class.

The Habitat Loan Purchase program funds the Mississippi Habitat for Humanity which offers first-time homebuyers an opportunity to buy a home at 0% interest on a 30-year loan up to 100% of the property's value. Qualifying buyers must have income no more than 80% of area median income for the state of Mississippi.

The HAT Program provides homebuying assistance for teachers due to a critical shortage of qualified teachers in the state of Mississippi. Teachers interested in working for at least three years in a district where a critical shortage of teachers exists can be eligible for an interest-free grant up to $6,000 to assist with downpayment, closing costs, prepaids and Private Mortgage Insurance (PMI).

Other low income housing programs are offered through Jackson's Office of Housing and Community Development and include the American Dream Downpayment Initiative (ADDI) that offers a grant of $10,000 for first-time homebuyers to purchase a home with a mortgage of no more than $60,000 within the City of Jackson. Income is limited at or under 80% of the area median income in Hinds county. The Housing Opportunities for Persons with AIDS (HOPWA) program provides housing opportunities for persons with AIDS or HIV.
